The property consists of two residential units that operate a common oil heating system. A reason and STWEG regulations are entered in the land register, whereby the parties have always kept their own accounts. The heating costs are also billed separately using a consumption meter. The house is a second home under the old law and can be used freely without any conditions.

Situation

The municipality of Brail is located at the entrance to the Lower Engadine and is a small hamlet between St. Moritz (approx. 20 minutes) and Scuol (approx. 30 minutes). With its approx. 1017 inhabitants, it lies at 1480 meters above sea level and politically belongs to the municipality of Zernez. Brail is an ideal place to enjoy the tranquility and beauty of the Lower Engadine, but also a perfect starting point for leisure activities throughout the Engadine. It is the gateway to the national park and the starting point for exploring the border triangle between Switzerland, Italy and Austria. Zernez / Brail offer an excellent tourist infrastructure with the eventful and relaxing family and wellness pool, the mini golf course and the new playground. Distances in and from your place of residence in Brail approx: grocery store 8 km, supermarket 8 km, restaurant, bakery, café 800 m, bus stop "Post" 800 m, indoor swimming pool 8 km. Toboggan run 1 km, cross-country ski trail 2 km. Nearby attractions: Zuoz Altdorf 10 km, Museum Caferama Badilatti 10 km, National Park Museum 8 km, National Park 2 km. Well-known ski regions can easily be reached: Albanas Zuoz ski region 10 km. A fantastic network of hiking trails and biking trails is just outside the village. The 3 Nordic walking trails and the Vita parcours in the forest also offer sporting activities.
